TERMS & CONDITIONS

Bastu Pronayon Developments Limited is the exclusive developer and builder for planning, implementing and allotment of all facilities of the project as a modern and luxurious apartment complex consisting of self-contained apartments, reserved car parking and other features etc described herein with details.

 

Booking

 

Application for booking of apartments is to be made on the prescribed application form duly signed by the applicant and shall be submitted to the Marketing Department with the booking money. The Company reserves the right to accept or reject any application without assigning any reason.

 

Allotment


After receiving the application and the booking money, the applicant will be requested to confirm the reservation by making the down payment within a specified period. On receiving the down payment, the company will issue an allotment letter and payment schedule. In case of failure to make down payment in time, the booking will automatically stand cancelled. Allotment is made generally on first come first serve basis.

 

Agreement


The client will be required to execute an agreement in company's standard form within one month from the date of application. In case of failure to execute the agreement within the specified time, the Company shall be at liberty to cancel the booking/ allotment and forfeit the amount deposited by the client.


Mode of Payment


All payments shall be made by Account Payee Cheque, Bank Draft or Pay Order to Bastu Pronayon Developments Limited against which receipts will be issued. The company will not take responsibility for any cash payment. Foreigners and non-resident Bangladeshi may pay in foreign exchange through Bank. Conversion into Taka will be done at the prevailing Bangladesh Bank exchange rate.


Schedule of Payment


The Buyer must adhere to the installment schedule strictly to ensure timely completion of the construction work. Delay in payments beyond the due date will make the allottee liable to pay delay compensation on the amount of payment delayed.


Cancellation of Booking


The booking money paid by the client shall be treated as non-refundable in case of cancellation of booking by the client before making the down payment or cancellation of booking due to failure of the client to make the down payment in time.


Documentation Charges and Govt. Taxes


The buyer shall bear all costs relating to transfer, registration, VAT (if applicable), gain tax and all other Govt. Taxes, AIT & incidental costs for registration of the apartment with land in favor of the buyer.


Utility Connection


Connection fees, security deposit and incidental expenses/ charges relating to Gas, Water, Sewerage and Electricity connection are not included in the price of the apartment. The buyer shall pay the utility connection charges to the company as and when required.


Company's Right to Alter the Layout Plan


The Company may make minor changes in the specifications, design and/ or layout of the apartment/ project should these become necessary in the interest of the project.


Handover


The possession of apartment and parking (if applicable) shall be handed over to the allottee on completion and full payment of the installments and other charges and dues. Prior to the possession, the control of apartment will remain with the company.


Owners' Association


The buyer must be a member of the Owners' Association which will be formed by the buyers of all apartments. All common facilities will be managed by the Association and the members will abide by the rules framed by the Association for the common interest. Each allottee must pay a monthly fee/deposit to the Association's Fund as would be decided by the Association.
